You must uphold the lease agreement and turn over the house and the renters to the new owner if you sell. This can be problematic as you can still be held accountable for the term of their lease unless you draw a contract with the new owner.

You're selling an investment. Be prepared to prove the income claim. Investors want to know length of lease and what their return on investment will be.

Depending on what state you reside in, you are required to give the renter from 30 to 90 days notice of the sale and their possible eviction. If the house is sold, the renter can stay for at least 30 more days. You may also have to transfer the rental agreement to the new house's owner, depending on state law.
