What happens if you have a quit claim deed on a mobile home?

A quit claim deed is an instrument by which an individual states that he/she has no interest in a property. It merely removes that name from the deed.

I'm not a lawyer and this isn't legal advice. Usually, the quit claim is only a promise to convey whatever rights held by the person who signed it. They don't even necessarily have ANY rights to the mobile home. It's very content-specific. Call a lawyer.

A quick claim deed means you are now responsible for taxes, utilities and liens on the property. You know own it and inherit the debts if any occur past and future.

A quit claim deed is the worst kind of deed to have for any property. Basically, it just means that whoever sold you the deed is just giving up their claim on the home. Other claims or deeds, including ones that will trump yours, could exist.
