Before signing a contract, you had the opportunity to review it and decide whether the terms were agreeable. By signing, you agree to the terms. You may have an out if: a) the other party defaults on the terms; or b)there is language in the contract to release you.

How do you know it's unfair. It may just seem that way because you are unhappy. Your best bet is to get an attorney to see if he can find a loophole or negotiate your way out of it.

It is expected that you would have examined the contract prior to signing it. Unless the terms are completely unreasonable under the law, you may have problems terminating the agreement. There may be stipulations in the contract for terminating it as well. Best to see legal counsel for the most accurate advice on the matter.

A contract can typically be voided if you are able to prove that you were not a competent party to the contract.
