You have to keep the area outside your rental clean and fix anything that breaks. If you need to evict a tenant you have to give 30 days notice.

Some of the responsibilities of a landlord include maintaining a safe, secure place for the tenant to reside, ensuring that all major systems are in good working order, such as heat, maybe air conditioning, water, plumbing, etc. If the property has a deck, the landlord must keep the deck safe and secure for the tenant to enjoy.

A landlord is responsible for maintaining the subject rental property free of health, safety and welfare issues. In other words the landlord is responsible for keeping the property in maintained condition and free of hazzards that would be a detriment to any and all tenants residing within the said property.
