What are the laws concerning mineral rights in Denton County?

I would like to know what considerations I have to make concerning my mineral rights.

In Denton I think Mineral Rights are separate from land rights. So the land above and the minerals below can have different owners. This is obviously important when you buy or sell land and will affect the value of the sale.

The real laws come out only when oil or mineral is discovered and everyone stakes a claim on the mineral rights - the government, oil company, present home owner, all past home owners and every passerby!! All hell will break lose and everyone becomes a lawyer!!

Your sales deed or documents will clearly specify whether you bought only the land or also the mineral rights. Read it carefully and your doubts will be answered. If you have only land rights, then you cannot claim or tap minerals and oil from below your property

I'd suggest you get a lawyer to clarify what exactly you own. If you are planning to sell anything you will need to clearly specify whether you are selling only the land or also mineral rights! If you're a buyer don't get shortchanged.  add a comment
