What are some good tips for renting a house?

I have never rented a house before.

Call the utility company and ask about the past year's charges for gas and electric; check with the water company, too. If you don't the neighborhood, drive around after dark to get a feel. Park near the house and see how quiet it is at night. Make sure you understand all your responsibilities by reading the lease thoroughly.

Best advice is to shop around. Much like any big purchase or decision, don't just jump on the first property you find and like. You can also ask friends or coworker if they have a landlord or realtor they have used before. Personal referals are the best way to go.

Find a rental that fits your lifestyle the best. Make sure that you know the terms of the rental and what is included. Know if you can change things. Make sure that you like the area and your neighbors too. When you are renting make sure that you keep the place clean and notify the landlord of anything that breaks.

Start with a company that will do it for you until you are confident of your state laws. My realtor finds tenants for me (credit checks and advertising) then he hands it over to me. However, I can pay him to run the entire thing. If something breaks, the tenant calls him and he hires a handyman.

Be sure to note the condition of the property before you move in (take pictures), read your lease, be sure you understand what is expected of you (lawn maintenance? ) make sure everything works such as heat, a/c, etc. do a walkthrough of the property, notify landlord immediately of any issues.
