Gardenias strive in high humidity. Some common diseases that may destroy gardenia plants are Bud Drop (high night temperature and low light intensity), Powdery Mildew (white powdery spots on leaves), bacterial leaf spot (small round ovoid spots on tender leaves), or Leaf Spot (various sized spots on leaves).

If buds are falling off it's probably over or under watering, high temperature or low humidity. A white coating on leaves is mildew, caused by humidity or plants too close.

Gardenias are very touchy. Their most common complaints are low iron in the soil, poor drainage, and aphids. These environmental problems usually kill them before an actual "disease" does.

May be a type of fungus disease called colletotrichum or gloeosporium that grow in damp environments. You can get rid of leaves that look diseased and put in dry room.
