My landlord will not repair my air conditioner, what should I do?

If your state laws regarding tenancy allow it you can make repairs yourself and deduct that amount from your rent. Make sure you notify your landlord in writing first and give him or her the statutory amount of time to make the repairs themsleves. If they do not then you should be able to proceed.

After you have talked with the landlord, you should have a timeframe that the repair can be made in. If you see that the repair is not going to be done, then notify the landlord in writing about the problem. Once it is documented, you will have legal recourse.

If you leased your apartment with air conditioning, the landlord must maintain it. Similarly, if the stove or fridge breaks down, he has to replace that. Same thing. If he refuses, arrange to put the rent in escrow and notify him that you will pay when the a/c is repaired.

A lot will be determined about the lease you have. It must be stated that you will have air conditioning as part of your lease. If it does you may have to contact a lawyer to get the landlord to fix the air conditioner.
