First of all, rent a power washer- and give it a good cleaning. Once it is entirely dry, sand any rough patches, repair any broken boards, let try thoroughly. Choose a quality polyurethane stain product and apply as directed. Stain lightly brushing with the grain of the wood. Apply more coats to achieve desired color.

Clean the deck thoroughly using a power washer or scrub brush. After drying apply stain in a manner similar to painting using a lamb's wool applicator.

Clean surface and remove all dirt and debris. Select the proper stain for your climate type. Apply via a roller, in smooth, even strokes. Allow the area to dry and then apply a second coat. An alternate application is by using a spray technique with a hand sparyer. Be careful in this application to not apply to heavily.

Make sure the deck is clean and no wood is starting to peel. If it is sand the rough areas. You also want to make sure the old stain is not coming up. You then apply the stain generously.

Start by cleaning you deck use a good detergent and scrubber or rent a power washer and remove any dirt. Then you apply the stain to deck as per the directions after it has fully dried. Remover the excess stain and wait to re-coat if need until the finish is uniform. Finally seal the stain into the deck.
